Annual Meeting

By now, you should have received the annual meeting package. The package includes the proxy statement and a nomination form. If you will be unable to attend the meeting, PLEASE make sure to return your proxy, as we need to establish a quorum.

Since Marianne Maurer-Ouellette is not running again, we are looking for at least one person to nominate themselves to fill the position. Trustee meetings are on the second Tuesday of each month starting at 6:15PM

Insurance Reminder

As you know, we have renewed our insurance policy with Greater NY Mutual, which had expired on July 27, 2012.

PLEASE make sure you have informed your own insurance agent of the change in the ice dam deductible.

The main difference from last year's policy is that the ice dam deductible per unit has been increased from $2,500 to $10,000. The master policy deductible will remain at $5,000 for other claims

Pool Closing

The pool was officially closed on September 17th. We hope you enjoyed the use of the pool this season.

Landscaping

The fronts of all the buildings was recently aerated and seeded. Please help out by watering the lawns. We appreciate your cooperation.

Fall Clean up

While the nice weather will hopefully stay with us for another month, please keep in mind that it is almost the time of year to put away seasonal items such as lawn chairs and grill accessories.

Check around your unit, under and on your decks for items that should be stored away for the winter.

Pest Control

Marlboro Pest treats the exterior of the buildings twice a year - once in the spring and once in the fall. The fall treatment is so that any insects cannot "winter over" (which is get inside a unit and stay for the winter). The property was treated for crawling insects, however the treatment did not include mice. If you are seeing mice in your unit, Marlboro Pest can come out and specifically treat your unit for mice. As part of our agreement with Marlboro Pest, in addition to the twice yearly treatment of all buildings, they allow us up to 10 treatments on individual units that are still having problems with any insects or mice.

Smoke Detectors

Now is a good time to replace the batteries in your smoke detectors. At the same time it would be good to give them a vacuuming because dust builds up in them, which can cause them to malfunction.

Lease Reminder

If you are an investor owner (not living at the property), you should remember to send a copy of your lease to Alpine. It is also important that you have your tenant sign an acknowledgement form stating that they have received a copy of the rules and regulations policy at Drummer Farms.
